How the guides are made
Nice Place combines records about postcode sectors. The sources use different dates, geographic boundaries and definitions, so each figure needs its own label. A page build date is not a data observation date.
Assembly and checks
Software maps source records to postcode sectors and uses shared rules to write the guide sections. We check that model fields and links have usable values, and we test representative rendered pages. We have not manually verified every place or made first-hand local visits. The guide may contain errors inherited from a source, a boundary match or our transformation.
Evidence categories with no usable record stay empty. An estimate for a wider local authority does not become a postcode sector estimate when it appears on a sector page.
Housing
Guide sector sale figures are medians of Category A standard residential transactions in the HM Land Registry Price Paid Data yearly file for 2025. The aggregation covers England and Wales sectors in the Nice Place boundary set. Non-standard Category B transactions are excluded. The price bars show property groups with at least five sales and give each sample count. These are completed sales, not current asking prices or valuations. A small group can move sharply when another sale is added.
The importer uses transfer dates from 2025-01-01 to 2025-12-31, records excluded rows, groups the remaining sales by postcode sector and property type, then takes each median. The public map still uses an older undated price snapshot, so its figures may differ from these guides. Scotland is outside this Land Registry aggregate.

Where a dated history appears, it comes from Office for National Statistics material for a wider local authority. It is labelled as that authority's data and does not describe sale or rent prices inside the sector. The chart supplies its period and source link.
Connectivity and travel
Guide connectivity figures use Ofcom's Connected Nations Spring 2026 release, observed January 2026. The fixed-line residential gigabit figure is the unweighted mean of postcode availability percentages with a published value inside the sector. Its denominator is the number of those postcodes, not premises. It is not the percentage of sector households served and it is not a measured speed. Availability at an address can differ.
Mobile figures are predicted coverage for a whole mapped local authority, not a sector measurement. The outdoor 4G and high-confidence outdoor 5G values mean the percentage of premises predicted to have service from at least one operator. The guide names that authority and its premises denominator. Check the exact address with a provider before relying on either estimate.
Nearest station and service distances are straight lines from an approximate sector centre. They are not walking distances, routes or journey times.
Schools
School locations and types come from England's Get Information About Schools records. Recorded inspection ratings are joined from Ofsted inspection outcomes where a school has a matching record. The rated subset can be smaller than the in-sector school count. An in-sector count and a nearest-record distance answer different questions. Neither establishes a catchment area, current admissions eligibility or school quality outside the available records.
Boundaries and local records
Postcode sector outlines use ONS Open Geography boundaries. A sector can cross a local authority boundary. We do not force a wider authority figure into a sector when a supported match is unavailable.
Local place points include OpenStreetMap records and, where present, named source collections such as Historic England listed buildings and Environment Agency bathing waters. Their presence indicates a source record, not a complete inventory. Crime counts come from stored records associated with Police.uk; their observation period is not verified, so guides label them undated. Raw incident counts do not measure personal safety or account for population.
Dates and missing evidence
Each metric needs its own source name and URL, geographic scope and observation period. The 2025 guide sale aggregate also retains extraction time and transformation version. Other stored records do not yet have all of those fields. We label an unknown period as unknown. A release date, extraction time, code commit or page modification date cannot stand in for when a sale or incident happened.
We do not publish a single site-wide “last reviewed” date because the datasets move on different schedules and every guide has not been individually reviewed.
Corrections and changes
To report a problem, email hi@thatsanice.place with the guide URL, the figure or sentence, and a source that supports the correction. We will correct a source mapping or label in the shared guide system where the evidence supports it.
